The unit. Our price, at VELUX list — checkable against the manufacturer's own published figures, which is exactly why we are comfortable printing it. Every size, every model, every glass option is in the tables below. Nobody else in the GTA publishes this, and there is no good reason not to.
The installation. Quoted after a free site visit, not published — because an honest single number does not exist. A like-for-like swap into a sound curb and a new opening needing an engineered header are the same product and completely different jobs. When you see one installed price advertised for "a skylight", it is a low anchor, and it moves once someone is actually on the roof.
What you can do with this page: work out your product cost precisely, then compare quotes on the labour, which is where quotes actually differ. If an installer will not tell you which VELUX model and which flashing kit they are quoting, you cannot compare their number to anything.
The unit sits down in the roof plane and is flashed into the surrounding roofing. The usual choice on a pitched shingle roof, and the lowest, cleanest profile from outside. Works with 24″ on-centre roof truss.

Solar or electric? Identical price, identical function — both open by remote and both close themselves when the rain sensor gets wet. The difference is that VSE needs a wiring run and an electrician, and VSS carries its own solar panel and battery. In practice VSS is the cheaper of the two once installation is counted, and in some municipalities it avoids a separate electrical permit and inspection.
The unit sits on a built-up wooden curb raised above the roof surface. What you need on a flat or low-slope roof, and on a lot of replacement work where a curb already exists. Fixed curb-mounted units are the least expensive skylights VELUX makes.

Custom sizes. VELUX makes FCM to order between roughly 18¾″ and 50½″ wide and 19¼″ to 76½″ long, priced from $692 to $1,656 depending on the clearance range. Lead time is three to six weeks up to 72″, five to eight beyond that. Useful when you are matching an existing opening rather than cutting a new one.

CMDG — a polycarbonate dome over a ComfortPlus glass skylight, curb mounted. The dome takes the hail and the UV; the glass underneath does the thermal work. A sensible answer for exposed roofs.

Roof window accessories: insect screen (ZIL) $252, or $504 for GDL. Manual shades $252 to $353. Cladding pieces (ZWC) $49 if you are not using a flashing kit — these are required to complete the installation, not optional trim.
This is the single most important line on any skylight quote, and the one most often left off. VELUX will not stand behind a unit installed without the matching flashing system for your roofing material.

The glass code is the last part of the ordering code — VSS + C06 + 04 is a solar venting skylight, size C06, ComfortPlus glass.

We quote this after seeing the roof, because these are the things that decide it and none of them are visible in a photograph:
The biggest single lever. Swapping a unit reuses the existing hole and shaft — largely one day on the roof. A new opening means cutting roof deck and ceiling, framing a shaft, drywalling and finishing. More trades, more days, roughly double.
On a replacement, the curb is where the last installation failed. If it is soft or rotten it gets rebuilt. We cannot know that until the old unit is out, so we tell you what we find rather than pricing it blind.
A steep roof needs more safety setup. A flat roof needs a built curb and a membrane tie-in — a different job entirely. On a narrow downtown lot with no side access, getting material up and debris down changes the price before anyone touches the roof.
In Toronto, a skylight in an existing house of three storeys or less is exempt provided the work does not remove more than one rafter. Remove a second and you are into an engineered header and a permit. On the engineered trusses common in Vaughan and Richmond Hill, nothing gets cut without an engineer.
A paint-ready drywall shaft adds a day or two. It is also the difference between a hole that lets light in and a room that looks designed. You can skip it. Most people who do, regret it.

Customize Your Roof
There are two numbers and we publish one of them in full. The unit itself runs from about $285 for a small fixed curb-mounted FCM up to $3,424 for the largest solar venting VSS, at VELUX 2026 list price — every size is in the tables on this page. Installation is the second number, and it is quoted after a free site visit rather than published, because it depends on things nobody can see from a photograph: whether the opening already exists, what the curb is like underneath, your roofing material, roof pitch, access, and whether you want the interior shaft finished.

Yes. These are our prices for the unit, at VELUX 2026 list. We do not discount below list, and we do not mark units up quietly either — if a particular size or finish carries a premium, it will be on your written quote as its own line, not buried in the labour. What this page gives you is a fixed, checkable product cost, so the only thing left to compare between contractors is the installation.
No, and this matters. Flashing is a separate line and it is required for the full warranty — VELUX will not stand behind a unit installed without the matching system. Deck-mounted step flashing runs $170 to $228 depending on size, high-profile $202 to $272, and metal-roof flashing $418 to $664. Curb-mounted step flashing is $138 to $210. Add one adhesive underlayment at $35 per skylight. Any quote that does not name the flashing kit is not a complete quote.

ComfortPlus (code 04) is the default and what we quote unless you ask otherwise — laminated inner pane for safety and UV, triple Low-E, argon filled, with a 10-year hail warranty. Energy i89 (code 89) adds Low-E coatings on two surfaces of the inner pane for the best thermal performance, and costs roughly $50 to $200 more depending on size. Basic Comfort (code 05) is tempered rather than laminated and is only appropriate for in-reach applications, not overhead.
A SUN TUNNEL. The 10-inch rigid unit is $460 at list and the 14-inch is $657, both including the flashing and four feet of tubing in the kit. There is no shaft to frame, drywall and paint, which is where most of the cost of a conventional skylight actually goes. The trade-off is light without a view or ventilation.
No. The on-site assessment and the written, itemised quote are free anywhere in the GTA, with no obligation. We measure, check the existing curb and flashing, look at the attic where relevant, and come back to you usually within 48 hours.
Unit prices are the same everywhere; installation is not. Access, framing and permit requirements shift the number city by city.
One permit authority, four very different housing stocks. Old-city Toronto for Victorian and Edwardian semis, narrow lots and low-slope rear additions. Scarborough for post-war bungalows and the wind exposure near the bluffs. North York for Willowdale rebuilds and the near-flat Don Mills modernist roofs. Etobicoke for The Kingsway, Long Branch and multi-pitch additions.
Mississauga is a dozen housing markets stacked together — Port Credit century homes through to Churchill Meadows new build, with a lot of 1980s acrylic bubble skylights now well past sealed-unit life. Brampton is dominated by 1990s and 2000s subdivision stock now hitting its first replacement cycle.
Vaughan and Richmond Hill are largely engineered-truss subdivision builds, which changes what is possible when cutting an opening. Markham adds Unionville's heritage constraints alongside the Cornell and Berczy subdivisions.
Oakville spans Old Oakville's heritage properties, the 1970s and 80s Glen Abbey and River Oaks stock, and newer north Oakville builds — three different conversations about the same roof.
