Lakeview, Mineola, Port Credit and Lorne Park have 1950s–60s bungalows and storey-and-a-halfs, many with low-slope rear additions. Those additions are where leaks and dark rooms usually live, and where a skylight or sun tunnel pays off most.
Erin Mills, Meadowvale, Applewood and Rathwood are full of backsplits and side-splits with cathedral ceilings and original acrylic bubble skylights. If yours has fogged, yellowed or started to drip, the whole unit and its flashing are at end of life.
Churchill Meadows, Lisgar and Streetsville’s newer pockets have steep, cut-up roofs with valleys and two-storey foyers. Valleys are the first place shingles fail; foyers are the best place for a VELUX skylight.
The lake keeps south Mississauga a little milder, but it also brings wind and wet snow. Further north, open ground and newer subdivisions with young trees take more direct wind.
A new skylight opening cuts roof framing, so the City of Mississauga treats it as structural work needing a permit; a like-for-like replacement or re-roof usually does not. We confirm which applies at the site visit.

Usually yes, and it is often the easiest install because there is no attic shaft to build. We check the rafter spacing and ventilation first, since cathedral ceilings in 1970s–80s homes are often under-vented.
If the roof has fewer than about five good years left, yes. The skylight flashing ties into the shingles around it, so doing both at once avoids paying for the same work twice.
