Mississauga is really a dozen housing markets stacked together, and the roof on your house depends entirely on which one you live in. We quote each accordingly — there is no single “Mississauga roof.”
Port Credit, Lorne Park, and Clarkson hold a lot of older housing with lower-slope additions and rear extensions added over the decades. These are excellent skylight candidates — the rooms added last are usually the darkest — but the framing is rarely standard, so the curb has to be built for the roof rather than ordered off a shelf.
Erin Mills, Meadowvale, and Cooksville are full of side-splits, backsplits, and bungalows from the original suburban build-out. Many still carry their first or second roof and their original 1980s–90s acrylic bubble skylights — those are decades past sealed-unit life and are the single most common leak call we get in this part of the city.
Churchill Meadows, Central Erin Mills, and the City Centre condos and towns are newer, steeper, and more uniform. Tall stairwells and two-storey foyers here take beautifully to a fixed skylight, and the framing is predictable enough to quote quickly.
The City of Mississauga is its own permit authority — separate portal, separate fee schedule, and separate zoning by-law from Toronto, Brampton, or Halton.
Mississauga applies a minimum residential permit fee (recently $125) with rates calculated per square metre above that. Confirm current figures with the Building Department at 905-896-2424 or on mississauga.ca before you budget.

If we are cutting a new opening in your roof, yes — that is structural work and Mississauga requires a permit plus an engineered header. If we are replacing an existing skylight in the same opening, usually not. We tell you which situation you are in during the site visit, before you commit to anything.
The unit price is published in full: a fixed skylight is $285 to $1,035 and solar venting $1,738 to $3,609 at VELUX 2026 list, plus $138 to $272 for flashing. Installation is quoted separately and driven by your roof pitch, how much curb work is needed, and whether you want the interior shaft finished. Older Port Credit and Lorne Park homes with non-standard framing sit at the higher end. Every quote is written after an on-site look — we do not price roofs from photos. Almost always replace. A fogged pane means the sealed unit has failed, and the acrylic bubble units common in Erin Mills and Meadowvale from that era are well past their service life. Repairing the glass on a 35-year-old unit is money spent on a frame and flashing that are also at end of life.
Yes, and it is the cheaper way to do it. The flashing work around a skylight is already open during a roof replacement, so combining them avoids paying twice for the same access. Ask us to quote both together.
