How much does a new roof cost in the GTA? (2026 guide)
Roof quotes for the same house routinely come in thousands of dollars apart, and homeowners are left guessing which number is honest. Usually all of them are — they're just quoting different amounts of work. This is how roof replacement is priced in the Greater Toronto Area in 2026, and what to look for in the line items before you compare one quote to another.
The short answer
Asphalt shingle roof replacement across Ontario is generally priced at $4.50 to $8.00 per square foot of roof area, installed, with GTA labour rates sitting toward the upper half of that band. For a typical detached home with roughly 1,800–2,200 sq ft of roof surface, that works out to somewhere around $9,000 to $18,000. Bungalows and semis with simple roof shapes come in under it; large homes with steep pitches, multiple valleys and dormers go well past it.

Why quotes for the same roof differ so much
Roof area is the easy part. The spread comes from five decisions that are easy to leave off a one-page estimate:
- Tear-off vs. going over. A roof carrying one layer of shingles can usually take a single overlay; a roof already carrying two has to come off entirely. Full tear-off costs more in labour and disposal, but it's the only way anyone can actually see the deck.
- Deck repair. Nobody knows what the plywood looks like until the shingles are off. Good quotes state a per-sheet price for replacing rotten sheathing up front, so the number can't be invented later.
- Shingle grade. Basic 3-tab is the cheapest way to make a roof look new. Architectural (laminate) shingles cost more per square but realistically deliver around 20–25 years in Ontario's freeze-thaw climate, and carry far better wind ratings. On most GTA homes the upgrade is worth it.
- What goes under and around the shingles. Eave and valley protection, underlayment, drip edge, new pipe boots, valley metal, and ventilation. This is the invisible half of the job and the first place a cheap quote economizes.
- Access and complexity. A steep roof needs more fall-protection setup. A narrow downtown lot with no driveway means no dumpster at the door and material carried by hand. Both cost real hours.
What the building code actually requires
Two points worth knowing before you read a quote. First, the Ontario Building Code requires eave protection — the self-adhered ice-and-water membrane — to run at least 900 mm (about 3 feet) up the slope from the roof edge on most sloped residential roofs. Many contractors, us included, run more than the minimum at eaves and through every valley, because ice dams don't measure.
Second, a straightforward like-for-like reshingle on sound sheathing generally does not need a building permit anywhere in the GTA. A permit does get triggered by structural work — altering rafters or trusses, adding a dormer, changing a flat roof assembly, or in some municipalities switching materials. Requirements vary by city, so confirm with your municipal building department before work starts rather than after.
Three things a low quote is usually missing
When a number lands far below the others, it's rarely because someone found efficiencies. In our experience it's one of these:
- No allowance for deck repair, so the price rises mid-job once the roof is open and you have no leverage.
- Reused flashing and vents. Old flashing bedded into new shingles is a leak on a delay. Chimney, wall and skylight flashings should be new.
- No WSIB coverage or liability insurance. If an uninsured worker is hurt on your roof, that exposure can land on the homeowner. Ask for both certificates by name — any legitimate contractor sends them without hesitating.
The upgrades that are cheapest to do now
Once the roof is open, several jobs cost a fraction of what they'd cost as standalone visits. Skylight replacement is the clearest example: the flashing labour is already being done, so swapping a 20-year-old unit while the surrounding roof is stripped saves most of the cost of doing it later. The same logic applies to attic ventilation, to topping up attic insulation, and to correcting valleys or chimney flashing that were done badly the last time around. If any of these are on your list for the next five years, ask for them priced as options on the same quote.
